This group is committed to continuing to pursue answers to our questions, and increasing transparency.
In October 2019, the annual meeting became very heated when owners started asking direct questions regarding financials, maintenance fees, budgets, and why none of the “board members” were never present at any of the annual meetings. We directly asked if our Board of Directors actually ever met or if Mr. Hoeppner just made all of the decisions under the guise of a board of directors. Mr. Hoeppner swore at the owners and stormed out of the Annual Meeting. The group worked with a pro bono attorney to request a copy of the owners list, with the goal that if we engaged enough owners we could appoint a new board who would represent the owners.
In 2020, Mr. Dale Goodman was named President of the Association, presumably without a vote of its members. As of 2020, Mr. Hoeppner used the title “Director”. The annual meeting was held via Zoom in 2020.
On October 13, 2020, an initial letter was sent to the Association by the pro bono attorney. This letter requested meeting minutes, receipts and expenditures, and a name and address for all owners. This letter will be published when proper redactions are completed.
This letter was resent to Mr. Hoeppner on October 23, 2020.
On November 11, 2020, a letter, which can be viewed here, was sent in return by Mr. Hoeppner’s attorney, which referred us to Goodmanagement.
On December 31, 2020, this letter was mailed to Mr. Goodman at Goodmanagement.
On January 6, 2021, we received this letter from Mr. Goodman of Goodmanagement, which told our representatives that we could inspect the requested documents.

On January 22, 2021, we received this letter from Mr. John Hines, with Crary Huff, attorneys at law, which stated that they would provide minutes, expenditures for 5 years, and the management agreement.
On February 5, 2021, this letter was sent from the Crary Huff law firm that stated that we were not allowed to view the owner list.
On April 22, 2021, our attorney sent this letter in response.
On April 27, 2021, Mr. Hoeppner’s attorney responded stating that they would not produce any electronic files.
On May 18, 2021, a number of representatives from our group drove to the resort with our attorney to review the documents. Goodmanagement produced about one inch of paperwork that was supposed to cover five years. They produced meeting minutes that were clearly made up and didn’t include adequate information. The balance report had no heads, so our group had no idea as to what we were looking at, and past due accounts had no headings either, so we were not able to decipher any information. On July 1, 2021, our attorney sent this letter that we were disappointed in what was produced, and that it was incomplete. This will be published once appropriate redactions are complete.
On July 19, 2021, a response was received that stated that they did not understand our request, and it was just a miscommunication. This letter can be viewed here.
In November, 2021, a Petition at Law was drafted, however there were varied opinions on the members of our group at that time as to how to go forward. The attorney, working pro bono on behalf of us, determined that if there wasn’t unanimity, he was unable to represent the group.
These efforts were discontinued when members were made aware that the Board and Management Company were assessing legal expenses back to the members of the Association.
In November, 2021, the Annual Meeting was again held via Zoom, and none of the owners in attendance were allowed to participate in any way.
On November 29, 2022, once again the Annual Meeting was held via Zoom, and again, none of the owners in attendance were allowed to participate in any way.
On December 12, 2023, the Annual Meeting was held in person, with Mr. Goodman presiding. Many questions were asked by owners, and most of them were answered with “I don’t have that information, but I will get it for you.” Mr. Goodman did share that Mr. Hoeppner owned 2,000 units and did not pay maintenance fees for them per the bylaws.
As referenced here, the Annual Meeting for 2024 was held in December.
We sent this letter on January 6, 2025. The letter was sent via e-mail to board members whose contact information we had available to us, as well as via Certified US mail to Dale Goodman, the Association President, and owner of Goodmanagement. Delivery was confirmed via postal service tracking. Unfortunately, there is very little transparency of contact information for board members made available in its communications with members.
On January 7, 2025, we received this response from Mr. Mike Hoeppner, who conducts business for the Association under the title of “Developer”.
Considering the inadequacy of the response, and lack of any other responses, on January 10, 2025, we sent this letter.
As of February 5, 2025, which was 30 days after our original letter, we re-sent the original letter, requesting a response within ten days.
As there are further developments, we will continue to add updates as we are able.
In July, 2025, one of our members sent this email was sent to Mr. Goodman after arriving at their unit. There was no response from Mr. Goodman, in spite of there being security and safety concerns, and in spite of the fact that a simple email response would have taken minutes, if not seconds. After a second call to the front desk, a maintenance person ultimately did replace the chairs and secured the steps, though with only patch work.
In August, 2025, the same member sent this email to Mr. Goodman, following the lack of response to their initial message. Any response from Mr. Goodman or other Association Board members will be reported here.
